Soybeans Are Saving the Environment

Believe it or not ladies and gentlemen, the soybean is no longer used only to make tofu. There is soy roof coating, soy elevator grease and soy insulation. Yes – the soybean is being used in construction materials. Soybean-based products are useful for people who are sensitive to chemicals or who just want better indoor air quality. They contain no urea/formaldehyde and release no volatile chemicals (even though they are processed with chemicals). Most importantly soybean foam insulation is resistant to mold and mildew. It is sprayed on and expands in the wall. According to the United Soybean Board “soy insulation provides insulation characteristics that are as good as or better in four-inch walls as traditional batting insulations with six-inch stud construction. And unlike traditional batting, it’s free of formaldehyde. Soy-based insulation may also reduce building costs by decreasing the amount of lumber used.”

There are quite a few other uses that are also helping keep our environment cleaner and safer. The backing on your carpet and the padding underneath are soy based. Wood-like composites made from soy can be used for floors, paneling, tabletops, and more. Soy candles don’t get as hot as paraffin candles and the fragrance spreads faster. More importantly they burn cleaner and don’t leave soot.

And let’s not forget about the kids. There are soy crayons that have more color, don’t rub off and even cost less. There’s a new toy called “Tofu Bear”. It’s made from SOYSILK which is yarn developed using the residual compounds of soybeans following tofu manufacturing.

We live in an exciting world. Let’s work together to keep it clean and safe for many generations to come.

Will Philadelphia Mortgage Rates Fall or Remain Relatively Unchanged?

Will they go up or down or remain unchanged?


According to Bankrate probably up. Bankrate.com is the Web’s leading aggregator of financial rate information and every week they survey and publish a weekly Rate Trend Index.

50% predict mortgage rates will increase

25% predict mortgage rates will decrease

25% predict mortgage rates will remain unchanged

The Bankrate.com survey is for conforming mortgages it does not apply to FHA mortgages, VA mortgages, or jumbo mortgages.

This is probably the best time to buy a home in the last 20 years so if you are in a position to take advantage of the temporary dip in rates now is the time. Also it is impossible to time to the market so don’t even try; if you want to time the bottom of this market you may have already lost. Interest rates remain very attractive and should be taken advantage of today when possible. What the Fed announcement did last week is extend the time period that rates will remain low. Please do not allow the talking heads on TV to convince you that this means rates will go down even further. Market conditions and capacity issues will more than likely prevent this.

So it seems likely that rates will increase if past performance is any indication. If we look back at the past few years, right around this time, inflation pressures start building for one reason or another and we have had summer mortgage rate increases. We can’t be sure when inflation will finally take hold this year, but it will. And if it’s sooner than later, you’ll be glad you locked in your mortgage rate at today’s still-low levels.

Philadelphia Cycling Classic Returns

Philadelphia Ciclismo once again is sponsoring the 2-Day Cycling Classic after a two year hiatus. Everyone knows about the Philadelphia International Cycling Championship the first Sunday in June. Well now you can add the Philly 2-Day to your list of exciting races in our fair city.

The race kicks off Saturday, April 4th with the 2.2 mile Diamond St Circuit and ends Sunday with the Lemon Hill Criterium made famous in the USPRO Championship race. This is a point Omnium where racers will compete over the course of 2 days for a maximum of 200 points. The racer with the highest overall points total at the completion of the weekend wins the event for that category. Although a 2-Day event, competitors do not need to race both days in order to earn cash or prizes.

The overall winners of the Elite Men and Women’s Open will receive the coveted Philly Pretzel trophy (we love this), hand forged out of stainless steel by local artist Warren Holzman.

Philadelphia Home Buyers: Trust Me! Part 2

Another Part of the Home Buying Puzzle: Inspections
 

 

You finally found the house you love. We write up all the paper work, discuss all contingencies, the whole kit and caboodle. And here comes the nerve-racking part: the home inspection.

Some homes are sold “as is,” meaning the seller will not make any repairs or give any credit to the buyer if something is found in the inspection. But even here, you want a certified home inspector to go through the home to make sure there is nothing seriously wrong-structural damage, termite damage, leaking pipes or a roof that’s going to cave in on you. That kind of thing. And whether you’re buying “as is” or not, make sure the inspector sends both you and your Realtor a copy of the report as soon as possible so you can work together to figure out what the next steps should be.

We, as Realtors, recommend two or three home inspectors. People we’ve used many times, who are dependable, reputable, who know how to explain things to the buyer without scaring them and most importantly inspectors who know the Philadelphia market and understand the ins and outs of a 150 year old home.

I know a lot of people believe that you should never use a home inspector that your Realtor recommended. They believe those inspectors will not do a good job for you because your Realtor would never recommend someone who might find a problem with the house. We just want to sell a house, get our money and move on. I have to tell you though – that’s not true – at least not for this Realtor. I want my buyers to be happy at the end of the day. I want them to recommend me to their friends. I don’t want them to buy a house with problems and then have them come back to my broker or me.

Here’s the truth: I only recommend inspectors I would use on my own home. I believe a buyer should speak to a few different inspectors; get references if they want to, maybe get a copy or two of their inspection reports. But they shouldn’t hire an inspector just because their friend used him – once.

Sometimes you have to take that leap of faith and trust your Realtor. Some of us actually mean it when we say, “trust me”.

Philly Home Buyers: Do Your Homework

We always tell our buyers who aren’t familiar with the neighborhood they are considering buying a home in to spend some time getting to know the area. We encourage them to walk through the neighborhood and talk to some of the residents and local business owners —you are likely to get an honest review of the neighborhood, both the good and the bad. Spend some time in the neighborhood at all different hours and days. Go to the cafes, bars and restaurants where the locals hang out and ask them what they like / don’t like about the neighborhood. All of this will give you important information you won’t get from the neighborhood’s appearance.

“Location, location, location” is the often repeated mantra in the real estate world and with a little research you can ensure that you are settling into the location that’s just right for you.
