How to Buy a Bank Owned Home in Philly

Frequently we get buyers that want to find a super deal and buy a bank owned property.

Lately we have noticed a trend:

Priced  below market value (asking we didn’t sell selling)
Priced above market value
Multiple offers within hours of being placed on the market
Bidding wars are erupting
Listening to all the media hype naive Buyers (not our Buyers of course) are over paying for crappy as-is property in their attempt to get a deal

Even our seasoned investors have all but given up on bank owned properties in favor of the good buys that are out there. So when we saw this video by San Diego Home Blog  we laughed our butts off and had to share it with you.

Philly’s Top Ten Neighborhood Places for Brunch

Philly top 10 places for brunch

So here’s the problem:  He wants to watch the game, she wants to go out and socialize with friends, and there’s only so much weekend time.

There is a way everyone can be happy – and that’s eating brunch. Eating always bring people together. And brunch doesn’t cut into major football watching time. 

I consulted with area foodies to come up with a list of 10 favorite brunch places.

Philadelphia Cycling Classic Returns

Philadelphia Ciclismo once again is sponsoring the 2-Day Cycling Classic after a two year hiatus. Everyone knows about the Philadelphia International Cycling Championship the first Sunday in June. Well now you can add the Philly 2-Day to your list of exciting races in our fair city.

The race kicks off Saturday, April 4th with the 2.2 mile Diamond St Circuit and ends Sunday with the Lemon Hill Criterium made famous in the USPRO Championship race. This is a point Omnium where racers will compete over the course of 2 days for a maximum of 200 points. The racer with the highest overall points total at the completion of the weekend wins the event for that category. Although a 2-Day event, competitors do not need to race both days in order to earn cash or prizes.

The overall winners of the Elite Men and Women’s Open will receive the coveted Philly Pretzel trophy (we love this), hand forged out of stainless steel by local artist Warren Holzman.

Philly Home Buyers: Do Your Homework

We always tell our buyers who aren’t familiar with the neighborhood they are considering buying a home in to spend some time getting to know the area. We encourage them to walk through the neighborhood and talk to some of the residents and local business owners —you are likely to get an honest review of the neighborhood, both the good and the bad. Spend some time in the neighborhood at all different hours and days. Go to the cafes, bars and restaurants where the locals hang out and ask them what they like / don’t like about the neighborhood. All of this will give you important information you won’t get from the neighborhood’s appearance.

“Location, location, location” is the often repeated mantra in the real estate world and with a little research you can ensure that you are settling into the location that’s just right for you.
