Dickinson Narrows is also known as Dickinson Square West as it’s called by the neighborhood association located within its boundaries. It is a linear two-block-wide strip of land stretching from Washington Avenue on the north to Mifflin Street on the south and from 4th to 6th streets. It came into existence in 2015 mainly because of the city’s new zoning code and the need to form a neighborhood association to review and approve requests for zoning variances. The neighborhood emcompasses two zip codes, 19147 and 19148, and is wedged between the Pennsport Civic Association’s western boundary of 4th street and Passyunk Square Civic Association’s eastern boundary of 6th street.
Dickinson Narrows has a nice mix of homes from fixer-uppers to new construction and offers an affordable option to Philly homebuyers looking for the amenities of city living without Center City prices. Surrounded by scenic parks, playgrounds, restaurants and bars. I-95 is right on the outskirts for that quick get-a-way.
Also home to the former Mt. Sinai Hospital site which is now a 91-unit development, Southwark on Reed, that will be finished by summer of 2018. The homes are selling at a rapid clip and have passed the halfway mark. The developers expect all the units to be sold by year’s end.
